This is the best time to list your home
Now that we have made it through the holidays and January is here, it is time to list your Pensacola home for sale. There are several good reasons to do so at this time.
Avoid Competition
Many people pull their property off real estate market in the fall and then re-list in the spring. People start listing in February so get the jump on everyone else. If you list now you won't have to compete with the other real estate listings that will be coming on the market in the next few months.
This gives you a decided advantage, the fewer the listings available the better the chance your property will sell more quickly and at a better price.
Cash in on your home, sell early
In 2008 there will be near record number of residential units on the market for sale in Destin and Pensacola Florida. Supply and demand dictates that when sellers out number buyers prices will trend lower. The earlier this year you can sell the better the chances are you will get the most from the sale of your real estate.
Avoid uncertainty
In 2008 adjustable rate mortgages (ARM) resets will peak and this will add more uncertainty to home pricing. Many homeowners with keep their ARMs and pay a higher rate. Other will refinance to a fix rate mortgage but some will give there homes up to foreclosure as a result of not being able to refinance or afford the new higher monthly payment of the ARM.
Avoid the Insurance pitfall
As you know we live on the Gulf Coast where hurricanes can form during the warm months of June - November, better known as hurricane season.
While the chance of having a hurricane hit the Pensacola or Destin areas in any given year is low there is a consequence of any name storm being in the Gulf and that is the ability to secure insurance. Did you know you cannot get insurance when an active named storm is in the Gulf of Mexico. So your buyer may not be able to get insurance for home. This will stall the process you want to buy! Once the storm passes all is back to normal.
Avoid this pitfall by selling before June.
As you see there are several good reasons to list you home now but remember the most important consideration when you list you property and this is price. You have to list your home to sell or it could be on the market for a long time.
