Upon placing your property on the market, Kim Gibbons will:
1. Place your property on the Pensacola (PAR) and Emerald Coast Realtor (ECAR) Associations Multiple Listing Services, very few agents do both. .
2. Arrange digital photography shoot for your property.
3. Prepare full-color Property Brochures, ready for distribution, in approximately three business days of the marketing term.
4. Place a custom sign on the property , with a rider directing buyers to call her toll free number. They may also request a feature sheet Property Brochure of your property right from the phone.
5. Prepare a Customized Marketing Program which will include advertising in Local newspapers and home magazines on a scheduled basis.
6. Promote your property through "Just Listed Postcards", distributed to select neighbors and buyers in your area.
7. Design and prepare a full-color, professionally written Property Brochure for distribution to prospective buyers and targeted marketing areas.
8. Distribute Property Brochures to Select Prospects and/or REALTORS®, and Top REALTORS®.
9. Prepare a Press Release regarding your property.
10. Create extensive property exposure through Kim Gibbons's website www.gibbons-realty.com (40,000 visitors per month), Realtor.com (500,000 visitors per month), Relo-Experts.com (100,000 visitors per month),
11. Prepare a professional Virtual or Web Tour of your property for distribution to buyers at open houses, direct mail, email, to send upon request to prospective buyers, and to distribute to cooperating real estate agents. There is a $350.00 charge for this service.
12. Create an Internet Property Brochure for distribution on Kim Gibbons's website, www.gibbons-realty.com, as well as place your listing on leading Internet destinations such as, www.fl.living.net, and Realtor.com.
13. Your home, when applicable, will be the featured "Showcase" property on Realtor.com in your area.
14. Your home will be placed on the Agent Car Tour.
15. Relocation and referral partners will be contacted to match your home to buyers.
16.Phone support will be provided for targeted mass-mailings and print advertising.
17. Advertise your property, with local business brochure stations.
18. Place your ad in the newspaper(s) as applicable.
19.Hold a Blue Ribbon Open House to assure maximum exposure to the area's finest REALTORS®. On an agreed upon basis, hold open houses with corresponding ads in the local newspapers, announcements in Kim Gibbons's Monthly email newsletter, and on Kim Gibbons's website, www.gibbons-realty.com.
20. Attract more home buyers through Television and National Direct Advertising... providing name recognition and high- level exposure of Prudential Real Estate® Affiliates, Inc.
21. Expose your listing to more than 19 million viewers on Realtor.com.
22. Follow up call every week with buyer feedback, agent showing comments, market updates, competitive pricing and more.
23. Referral Relocation Network for nationwide referral.
24. Send your property brochure, video, photos, Broker's Open Houses and Open House information to the top Agents, and buyer's monthly through Kim Gibbons's E-Mail Newsletter.
25. Create prospect awareness for your property through one of the largest Broker Referral Networks in North America, generating over 125,000 referrals each year.
26. Network with other REALTORS® on a daily basis, by telephone, e-mail or direct mail.
27. Present your property to prospects interested in your type of property, area or price range, our office offers 24/7 day week answering services.
28. Present all offers to purchase your home and throughout contract negotiations.
29. Handle financing and closing procedures as needed
30. Make AHS Home Warranty Protection Plan (as provided and administered by AHS.) available to you and your buyer to protect against unexpected repairs and increase your property's salability. There is a $395.00 charge for this service.
