Santa Rosa Villas is a group of communities along the Gulf side of Pensacola Beach, near the entrance to Portofino Towers. There are single-family homes and cottages, townhomes in a gated section, and condos for sale in Santa Rosa Villas. Prices can vary from upscale to exorbitant, depending on property type and beach proximity. If you are looking for a primary residence, children here attend some of the very best schools in the area, Pensacola Beach Elementary School, Gulf Breeze Middle, and Gulf Breeze High School.

Santa Rosa Villas Homes

Originally developed in the late '70s, these are the largest of the luxury homes here; up to 4 and 5 bedrooms with two-car garages and about 3000 square ft. Most of these amazing 3-story homes are directly on the Santa Rosa Sound, with all offering expansive views. The older homes have been completely renovated and updated, and some homes were built in the late 1990's as well. You'll find they have elevators, fireplaces, backyard entertainment areas with fire pits, and huge balcony decks to enjoy the water views.

Santa Rosa Villas Sugar Bowl Beach Homes

The Sugar Bowl Beach area is located both on the Sound and on the Gulf, with many homes offering views of both. These are large and uniquely designed modernistic homes, with features like 18 ft ceilings, gas fireplaces, pantries and wine coolers, and 3-car garages. Many are surrounded by woods and a dune preserve. Built in the 80's, these are true luxury estate homes, with elevators, mahogany and maple flooring, and all of the expected appointments. Short-term rentals are not allowed in the Sugar Bowl section.

Santa Rosa Villas Estates

These are single-family cottages of three stories, with a 2-car garage on the ground level. They are brightly colored and offer every luxury appointment, such as granite countertops, hardwood and tile flooring, designer cabinets, glass showers, and jacuzzi baths. The Santa Rosa Villas Estates homes are in a separate, gated neighborhood, with a community pool, access to the Gulf, and wrap-around balconies that can either overlook the beach or have views of the Gulf. Built in the early 2000's with three or four bedrooms, many love these "rainbow" homes..
