The Bahia Paz is a delightful complex of 24 townhomes situated directly on the Santa Rosa Sound, and just east of Pensacola Beach Rd, not far from Regency Towers and Villas on the Gulf. The Bahia Paz is not far from Casino Beach, the Boardwalk, and all the shopping, restaurants, and attractions there. The pier is a few miles west of here, as well as the marina. You will not find a more popular area for vacationers, although these townhouses are meant for residential use, requiring rentals to be six months at a time or more.

Built in 1973, most of the townhomes here have been renovated, although many have had the same owners for years. It is rare to find one for sale, and if you do, you will need to grab it, as they sell fast and usually for the asking price. The units come in 3 and 4 bedroom models, with prices ranging from $325,000 to around $500,000. Almost all have views of the Sound, and a few are directly facing it. The homes are large, with wrap-around balcony decks on the second and third floors. They all have two-car garages, and a gorgeous community pool sits in the middle courtyard, surrounded by lush tropical garden landscaping. In addition, owners have a private 200 ft boat dock for fishing and small watercraft.

Association fees are very reasonable, with new flood insurance regulations having recently been enacted. Buying a townhome is a bit different than a regular condo, so be sure and ask your agent to explain everything when you are taking a tour of the property. The buildings are three stories, and you will lease the land under them, even though the HOA will handle yard maintenance and upkeep.
