Amidst all the condo towers and low-rise condo resorts on Pensacola Beach, you will find a few true "townhome" developments. There are reasons why many people prefer a townhome to a condo, the primary one being that you will not have to worry about someone living above you. Some condos are "townhouse style", meaning they are two or three stories, and often one condo will consist of all those floors. But a true townhome is different in that you not only own the inside of the building, but the outside of your unit, and the land beneath it. Pensacola Beach is different in that respect from other areas, however.
The peninsula of Pensacola Beach was originally owned by the United States Government, which subsequently leased it to the Santa Rosa Island Authority to promote growth and development. The SRIA in turn issues a 99-year renewable lease to all homeowners and other structures on the land. When you purchase a townhome (or single-family home) on Pensacola Beach, you will pay a yearly lease payment for your use of the land. The lease fee is very reasonable, but it is something to keep in mind when buying property on the beach.
Buying and financing a townhome and its land lease will usually have the same requirements and interest rates as a regular house, although most will still have a Homeowners Association with fees, in order to maintain the common grounds, signs, pools, and other amenities. When buying a townhome, you should be sure you understand the differences before you purchase.

White Sands - The White Sands Townhomes are extra large, three-story homes directly on the Gulf. All the homes are four-bedroom and have ground-floor three-car garages.
Santa Rosa Villas - The Santa Rosa Villas are rainbow-colored and sit directly on the Santa Rosa Sound and the east side of the island. They are two-story homes with three bedrooms and a two-car garage on the ground level. You will find these are some of the most affordable townhomes on Pensacola Beach.
Villa Sabine - Villa Sabine sits directly on the Sound with a private boat dock for residents. These 2 or 3 bedroom homes are all three-stories high, and have wonderful views of the Sound as well as the Gulf-front on the other side of the peninsula. They were renovated in 2007 and now exceed the hurricane code. You will have a two-car garage and some have private elevators.
Regency Cabanas - The Regency is a gated community built in 2016, with a community pond, 2 pools, wrap-around balconies, and four-car garages. Some are directly on the Gulf-front, with others having pond or pool views. These are pricier three or four-bedroom luxury homes, with a deeded beach access via a boardwalk. Some have private elevators.
Treehouse Townhomes - The Treehouse Townhomes sit directly on the Little Sabine Bay and have two sections. The west end of the complex was built in 1973 and totally renovated in the mid 2000's, and the east end was built in 1982. All have two-car garages and a private boat dock for water sports. The Treehouse is also next door to the Botanical Gardens and near the pier.
San De Luna - Situated on the west side of Pensacola Beach, residents in the San De Luna will enjoy both the Sound and the Gulf beach. These are renovated luxury units with all the upgrades. Amenities include an extra-large pool, tennis courts, and tropical landscaping. All are two-bedroom, two-bath homes and are very popular for vacation rentals. Located within walking distance of Park West.
Bahia Paz - Primarily a residential community, rentals at the Bahia Paz are limited to 6 months or longer. These are three and four bedroom homes with a wrap-around balcony on the second and third floors. Residents enjoy a tropically landscaped pool and a 200ft private boat dock. All have views of the Sound and a few are directly facing it.
