Cedarbrook is a popular but quiet community that was first developed from 1992 to 1998, with custom-built 3 and 4-bedroom brick homes of various types and price points. Lot sizes vary from 1/4 to 1/2 acres, with landscaped yards, often fenced, and often with a private pool. Prices start at around $250,000 for these original homes. Tropical greenery and mature trees can be found in every yard, and many houses back up to acres of small forests, adding even more privacy.

Around 2000, a newer section was added, called Cedarbrook Estates. Many of these, but not all, tended to be larger, with size and acreage the determining price factor, more than age. A few lots were actually built upon as recently as 2021, and these homes were mostly larger, 4-bedroom beauties with 3-car garages. The newest ones are priced considerably higher than the older homes, offering natural gas heat, gas fireplaces, and brand-new energy-saving appliances. The average price for the newest homes starts at the low $300,000's and can be as much as $400,000. Together, the Cedarbrook subdivisions have just under 100 homes.

Cedarbrook and Cedarbrook Estates have a great location, convenient to Interstate 10, Eight-Mile Creek Rd, and Mobile Highway. Publix and Walmart are a few miles away, with Downtown Pensacola and the beach about 25 minutes south. Navy Federal Credit Union is an easy drive away, offering many jobs in the community. The schools servicing Cedarbrook are Beulah Elementary School, Bellview Middle School, and the much-desired Pine Forest High School. Perhaps the best thing about this community is that it has NO HOA, and no fees!
