Central Pensacola is a large section of the city, north of downtown proper. It follows Hwy 110 up to the border of Ensley, near the Christian College. To the east, it takes in part of East Hill, and to the west it runs along Hwy 90, bordering West Pensacola. Folks love living here for many reasons. Prices are lower than downtown, yet it is just minutes from all the attractions and dining there. Pensacola High School is nearby, and public transportation is available. There are golf courses to enjoy, shopping in several areas such as Cordova, and excellent medical facilities including Baptist Hospital.
New Construction in Central Pensacola consists of scattered new homes in many areas, and few officially named subdivisions. Adams Homes have many cottages and custom homes in the area. The new communities are listed below:
Maxent Tract - This subdivision extends from downtown out into the Garden District of Central Pensacola, much of it on the same street. New three-bedroom two-story Charleston-style homes offer granite counter tops, stainless steel appliances, tile flooring, and more space than the downtown patio homes. Energy efficient, fenced yards and covered patios make living easy! Priced around $250,000.
Cottages on Eighth - More than a condo without the yard upkeep of a single-family home, these three-bedroom, 1,211 sq ft lavish new duplex/townhomes have all the upgrades from granite to great-room. Homes are only connected by garages in between. The community includes sidewalks, parks, hiking trails, and close proximity to all that Downtown offers. Located in the historic district of East Hill. Prices in the summer of 2018 are $279,900.
